What we will do to sell your home
There are hundreds of elements involved in a real estate transaction. You need a team of people that can respond more quickly and handle tasks more efficiently and effectively than one person. You will benefit from your agent’s personal attention and commitment to overseeing the entire process, plus the speed and expertise of an entire team — all focused on getting you the best price for your home and ensuring a smooth transaction. Below are the steps in our Seller Success Plan:
Our pre-marketing plan creates a buzz around your property prior to listing it publicly. We send out a professional photographer to take high quality photos of your property. This process can take a few days and we do not put the home online until the photos have been edited. The day the papers are signed we place a sign in your yard that produces inquiries from drive-by traffic and many times we are able to notify our potential buyers before the home is marketed and we can sell your home in house quickly and for top dollar.
2. Dynamic Advertising
While conventional routes of marketing are necessary we pride ourselves on going above and beyond the industry standard. We heavily advertise on multiple local TV and Radio stations and invest significant funds each month to leverage our online presence and showcase your property when advertising online on sites such as Facebook, Craigslist, Zillow.com, Trulia.com, Realtor.com and our own specialized websites. We do all of this to give your home the most exposure possible so that you can sell quickly for top dollar.
3. Convert Inquiries to Showings
Research shows that speed of response is of utmost importance to home buyers. Our team can be reached 7 days a week and any calls not answered immediately will be promptly returned to ensure we’re doing our best to convert every qualified inquiry about your home.
4. Proactive Home Feedback System
We will diligently contact every agent who shows your property to gather feedback about the condition, price, and staging of your home. Positive or negative, we will forward this information on to you as we receive it through a personalized email and call account.
5. Hold An Open House
Open houses are valuable for gaining feedback on the price and condition of your home, as well as for building a database of people who are shopping for homes in your area. We are then able to keep in touch with these prospects and continue to drive them back to your
6. Market Status Reports
Your listing agent and transaction manager will keep you up to date with verbal and written status reports throughout the listing process. You will be notified of any feedback from showing agents, and you will receive periodic reports detailing how many people have shown an interest in your property. We will also keep you abreast of changes in the market that may affect the marketing and sale of your home.
7. Negotiation & Offer Acceptance
When an offer is made on your home we will present the offer to you promptly and provide expert advice to help you make the best decision. Once an offer is accepted there are many negotiations that can take place and we will be in contact with you every step to ensure a smooth transaction. Negotiations can have an impact of more than 10% of the ultimate selling price of your home and we will negotiate on your behalf, utilizing a model based upon collaborative, win-win thinking.
8. Manage All Closing Activities
The title company will send copies of the contract to you. We are continually in contact with you, the buyer’s agent, the title company, and the buyer’s lender during closing preparation. We will coordinate everyone’s schedules and arrange for a mutually acceptable closing time. You will receive verbal and e-mail status reports as needed and as appropriate. We will not leave you wondering about the next step! The closing process can be complex but don’t worry, we closed over 350 deals last year and we are confident that we can lead you in this process with your peace of mind intact.
